Effects Of Flood Damage On A Multi Story Dwelling
Topics: Effects, Of, Flood, Damage, On, A, Multi, Story, Dwelling
Flood damage in a multi-story dwelling is not always easily apparent to a cursory inspection. Larger structures present more problems that need to be taken under consideration before re-occupation is possible. Flood damage is usually heaviest in a basement and can destroy a foundation. A multi-story dwelling has more weight sitting on top of that foundation and the danger of collapse has to be determined before you can move back in.
Inspection of flood damage begins on the lowest level and moves up. A qualified flood damage inspector will check for cracks in your foundation and damage to the support beams under the first floor. If water has penetrated into your walls, sections may have to be removed to see if the basic structure is still sound. Even if the water level of the flood did not rise above the basement it is possible that wood has absorbed it and there’s flood damage up above.
When the inspection is being done all electrical power in the building must be off. Water can seep into conduits and dampen wires and circuits, creating another type of very dangerous flood damage. Electrical wires and conduits must be examined thoroughly throughout the building and declared safe by the Electric Company or Fire Department before you can move back in and turn the power on.
If flooding was the result of a heavy rainstorm, the upper levels must be checked for leaks and flood damage also. All drainage devices such as gutters and water spouts should be cleared of still water and pooling outside the building should be examined to see if it is leaking into the building. Water pressure from the flood may have cracked your foundation and that needs to be repaired before the building is declared safe.
If your flood damage is the result of an internal break in the plumbing, the levels below need to be inspected for safety. An overflowed bathtub or broken pipe can cause water to leak through to the floors below and damage the supporting beams and floorboards. This creates a hazardous situation and a potential opening for termites and carpenter ants. Insect infestations are not covered by flood insurance but are a very real side effect.
Another consequence of flood damage is the growth of mold and bacteria in the areas where water was present. In a multi-story dwelling these dangerous organisms can get into the heating and air conditioning vents and cause sickness in your family members and household pets. They are also a food source for certain insects and will reproduce rapidly if not dealt with immediately. Clean and sanitize any area where water was present and dry your basement thoroughly after the clean-up.
Flood damage should never be underestimated and has to be examined thoroughly before you re-enter your home or multi-story apartment building. Safety and structural integrity are always a concern after a flood and you should seek out a professional water damage contractor to assist you. Don’t take any chances with your safety or the health and safety of your family.
