Are You Selling Your House?
Topics: real estate, selling your home, home selling, selling your house
Consider the reason(s) you want to sell your home. Was it an overnight decision because your neighbors went away for the weekend and their teenage son had a party that kept you up till all hours?
Do you need to relocate due to professional reasons? Have the number of people in your family increased or decreased so you require more or less space?
Perhaps you just want to cash in on the market, which is okay in and of itself, but if you’re going to stay in the same area for the next five to ten years, you may be better off staying put.
Your reason(s) for selling will play a big part in your commitment to the selling process. If your decision to sell was a spur of the moment one, chances are high that your commitment will waver before too long.
What is your home worth?
In a nutshell, your home is worth only what someone is willing to pay for it. You need to be objective about your home’s value, so obtain a minimum of three appraisals. If the potential selling price of your home won’t allow you to purchase a suitable alternative, then you may want to put off selling your home until it does.
Have you already bought another home?
If you’ve already bought another home, then time will be of the essence in selling your current one. Since you won’t have the luxury of time, you’ll need an aggressive marketing and advertising campaign to ensure a quick sale.
Do some homework ahead of listing your property for sale and have a real estate lawyer ready to handle a quick closing. Call moving companies ahead of time so that you’ll have an idea of what it will cost you to move. Make a list of the utilities you’ll need to notify, including your account number and their contact information.
You don’t want to lose valuable time by having to do these things after you’ve received a suitable offer.
Are you listing with an agent?
If you’re prepared to do a lot of work, then by all means, go it alone. Depending on the selling price of your home, you could save thousands to tens of thousands of dollars in commission fees when compared to selling your agent with an agent.
Be ready to answer any and all questions that potential buyers may have including square footage, maintenance issues, heating and cooling costs, the neighborhood, schools, shopping and more. And expect to repeat these answers over and over and over again to each and every potential buyer, including the “tire kickers” who will tramp through your home, day and night.
You should also be prepared to negotiate on price. Most buyers who purchase a home that is being offered for sale by the owner will expect a price reduction since you won’t be paying out any commission dollars.
